Sign where your file allows.

Sellers can often sign remotely when it's needed. Buyers usually sign in person on closing day; wet-ink documents are the norm on purchases. Either way, we handle the identity verification that many closings now require.

We prepare and run the closing.

Documents prepared, figures reconciled, the closing conducted here, recording handled after.

Confirm the money with us, directly.

We confirm wire instructions with you before any funds move. An emailed "change of instructions" gets a phone call, never a transfer.

We coordinate the funds.

Wires verified and coordinated with the lender and the parties, so the money moves once, correctly.

Plan to be here on closing day.

  • Residential purchases typically require wet-ink signatures the day of closing, so plan to be in or near Connecticut
  • Remote buyer closings are the exception, and on a financed purchase some lenders require approval first
  • Raise it with us at the start and we plan the signing around what's possible
Selling

Usually the simpler path.

Do I have to travel in for the closing?
Sellers often don't: remote signing can usually be arranged when it's needed. Buyers should plan differently. Residential purchases typically require wet-ink signatures on closing day, so unless you're in or near Connecticut, plan to attend. On a financed purchase, some lenders also require approval before any remote closing. Raise it with us early either way.
How is my money protected across the distance?
We confirm wire instructions with you directly before any funds move. Wire fraud targets exactly this kind of transaction, so treat any emailed change of instructions as suspect and call us first.
Do you handle Massachusetts property too?
Yes. The firm also practices in Massachusetts. All four offices are in Connecticut, and we handle the transaction whether the property is in Connecticut or Massachusetts.
