    The title search checks the property's history for liens, judgments, or ownership disputes. If something is missed, the insurance covers you.

    Document review

    We read every document you'll sign at the closing table. Purchase agreement, deed, mortgage, closing disclosure. Then explain what each one means before you put pen to paper.

    Closing day

    We sit with you at the closing table, walk you through every signature, coordinate the wire with your lender, and make sure the deal protects your interests before it closes.

Most of the work happens in the weeks before the closing table. You should never be surprised at your own closing.

Week 1

Contract signed, title search ordered.

The day the purchase and sale agreement is signed, we order a title search. Most come back within a week. So we know early if anything needs to be cleared up.

Weeks 2 to 4

Title reviewed, contingencies monitored.

We flag anything that needs to be cleared and coordinate with the seller's attorney. At the same time, we manage the inspection, appraisal, and mortgage contingencies on your contract.

Week of closing

Lender conditions, disclosure review.

Your lender clears the last conditions. We review the closing disclosure with you line by line: taxes, fees, credits, the wire amount. No surprises on closing day.

Closing day

60 to 90 minutes at the table.

Final document prep, money coordination with your lender, every signature walked through, file closed. You leave as the legal owner.

When should I hire a closing attorney? +
Reach out as soon as you're under contract. Or even before, if you have questions about a contract you're about to sign. The earlier we're involved, the more time we have to flag issues, manage contingencies, and keep the deal on schedule.
Do I need a lawyer to close on a home in Connecticut? +
The law requires that closings in Connecticut be conducted by an attorney. Buyers and sellers each typically retain their own attorney, who handles the legal side of the transaction from contract to closing.
How long does a Connecticut closing take? +
Most residential closings happen 30 to 60 days from the day the offer is accepted. Cash transactions can move faster. Sometimes in two weeks. The closing appointment itself takes about 60 to 90 minutes.
What's the difference between my attorney and the title company? +
The title company issues the title insurance policy that protects you against future claims on the property. Your attorney represents you specifically. Reviewing your documents, advising you on the contract, and making sure the deal protects your interests. The title company is part of the transaction; your attorney is on your side.
